Who should get a LIM Report? Anyone who is buying a house, flat, unit or apartment would be very advised to get a LIM report. The time to get a LIM report is before a buyer is unconditionally committed to a purchase. A satisfactory LIM report can be made a condition of the sale and purchase agreement for the property.
So why do you need a LIM report? It can tell you if previous alterations or construction works has been signed off by the council. It may show areas liable to flood or which may be prone to subsidence or erosion causing problems in the future.

The purchase of sensitive land by an overseas person (or an associate of an overseas person) requires consent under the OIA. Sensitive land is defined as: Non-urban land of five hectares or more. Any land that is part of the foreshore or seabed.
To order a copy of a title, you will need:
- the land record type (and the required record reference for that type);
- a specific reference for the land record (eg. its formal 'identifier' or 'legal description'); and.
- the land registration districts.
What to look for in a LIM Report
- What building consents have been issued for the property?
- Have all building consents been signed off and was a Code Compliance Certificate issued?
- Is there mention of a history of flooding or land contamination?
- Is there a wind or earthquake rating?
- Are there any warnings?
Unfortunately, there are a lot of them, including mortgage origination fees, title insurance, recording fees, surveys, notary fees — the list just goes on and on. Overall, the closing costs are usually 2 to 5 percent of the value of your house.
The Property File is the collected documents that the local council holds on a property. The local authority describes the Property File as including the “rating information, building and drainage plans, consent information, licensing details and more”.

- Make sure the LIM is current. Sometimes vendors have old reports which you can refer to, but it's always prudent to order a current LIM, in case their have been any changes since the date of the last one.
